COMPOSITE CONSTRUCTION

In collaboration with Consortium of Local Authorities Special Program (CLASP), an experimental range of components for flat-lets and similar buildings is known to have been designed by the Ministry of Housing and Local Government`s architects. This range of components is likely to be tried out first both in the Stevenage Flat-lets Project for old people and in a limited program by certain members of CLASP.

The system of construction is believed to be based on a 1 ft. 8 in. structural module and a 4 in. planning module. The floor-to-ceiling height is expected to be 7 ft. 8in. The structure, on a concrete raft foundation, consists of a light steel frame, with infilling panels of timber joists or stud construction for floor, upper floors and external walls. The steel frame, which acts compositely with the roof and floor decks in the transference of loads to ground, makes it possible for the roof to be erected at an early stage, thus providing covered working conditions for the following trades and shortening the time of erection. It also acts as a jig for the location of other components.

The roof decks are covered with prefabricated sections finished with asphalt and chippings. There is a layer of aluminium foil between the joists and the ceilings are of plasterboard. The U value is 0.15.

The upper floor construction consists of a floating timber boarded and battened floor on a fiberglass quilt, supported on timber ceiling decks which span between steel beams. There is asbestos board and supports sand pugging. The floor has a fire resistance of 30 minutes and a sound reduction of 45 db.

The party walls between flat-lets consist of two skins of dense concrete blocks, plastered. They are known to have fire resistance of up to two hours and a sound reduction of 47 db. External walls are clad with concrete tiles; timber boarding and asbestos cladding tiles are also available in the system. The cladding is supported on timber studs and lined internally with plasterboard which will be finished with wallpaper.

There is a layer of aluminium foil between studs. The U value is 0.16. The windows are timber framed, with metal opening casements, louvers and vents. External doors are timber framed with glazed panels and fitted with weather-stripping to prevent draughts. Internal partitions are of prefabricated plasterboard units. Internal doors are flush-faced hardboard, painted.

The cost limit, fixed for the Stevenage project on the basis of comparison with similar accommodation elsewhere, was expected to be 1,375 pounds per single unit. When allowances have been made for four double units, the total cost of all building works, including the 24 units, the warden`s accommodation, equipment, and site works, is 36,575 pounds.
